They just need a place to park money secured by real estate

SLOW and not the easiest to deal with

Who they are:

“Pay me my returns and leave me alone”

Not necessarily in the business of making money, but rather preserving money

Typically older tired Landlord or W2s with other investments.

They do not want to deal with paperwork as much as possible

True Private Money

 

How they Operate:

7-10% Simple Interest

Rarely Amortized

No Ownership

Moves Slow!

Both long and short term

Who they are:

Already doing Real estate deals

They bring money and experience most of the times

VERY HUNGRY/Aggressive/Actively working in the business

How they Operate:

They want 14% Interest and potentially Equity

This is more like Hard Money than private money

Generally Short Term (less than 1 year)

Can be short or long-term relationships

Who they are:

Want to be involved and potentially learn the process along the way

Interested in real estate but has not gone in deep and/or do not have the desire to go do it on their own

 

How they Operate:

8-12% Simple Interest

Never Amortized. Interest only.

2nd Lien position is acceptable as long as the loan is secured by real estate

No Ownership

Can move fast and are talkative

Mid to Long-Term relationships

Who they are:

They want to learn the process so that they can go do it on their own.

They are likely newer to Real Estate and do not have a ton of money but they have enough to do a deal or two and see how it is done.

 

How they Operate:

8-12% Simple Interest

Never Amortized. Interest only.

No Ownership

Can move fast and is talkative

Short Term Relationships

Who they are:

In and out of Deals

They have the most hustle /actively working in the business

 

 

How they Operate:

Transactional Lending generally

Small amounts of $5000+ for Earnest Money or to bridge a gap

Short-term lending /Transactional lending

No equity generally; with exceptions
